In September, Heembouw will start construction of Ara Almelo distribution center on XL Business Park Twente. This 40,000+m2 logistics hub is a development by STELLAR DEVELOPMENT Ara Almelo CV, a collaboration between Heembouw and Stellar Development BV. Heembouw Architecten is responsible for the design, which comprises a variety of unique elements that answers to Stellar Development’s four brand characteristics.
Ara Almelo will be located within sight of the A35 motorway and directly alongside the entrance to XL Businesspark Twente. Ara Almelo is a logistic destination that will be surrounded by a unique natural screen, about fifteen meters high and almost a kilometer in length. By giving nature a center stage in this destination, a strong relationship with the surroundings, as well as an exceptional workplace, arises. Ara Almelo’s distinctive architecture will give a strong boost to the location’s biodiversity, and will turn this destination into a ‘nature-inclusive’ showpiece for XL Businesspark Twente and the municipality of Almelo.
Both in the building design and in the careful choice of materials and techniques Heembouw has worked to generate the smallest possible CO₂ footprint. As a result, Ara Almelo performs 70% better than the legal standards for environmental performance (Milieu Prestatie voor Gebouwen, MPG). MPG oversees and ensures more circular and environmentally friendly building construction. Ara Almelo will get a BREEAM ‘Very Good’ certification, and – as one of the first logistics hubs in the Netherlands to do so – also meets the EU Taxonomy regulations, a transparent classification system that arose out of the Paris Climate Agreement.

Ara Almelo will make use of Capella, a unique and advanced technological, data and lighting system.
Capella is a concept developed by Stellar Development in exclusive collaboration with TRILUX, INOTEC, CHESS WISE, and FIBERunlimited. Capella is easy to use, environmentally beneficial, and a pioneering, unifying, rapid network concept that makes it possible to link the latest techniques to the warehouse management system. Thanks to Capella, Ara Almelo is one of the first logistics hubs to be completely drone-ready.
The approximately 7-hectare plot will shortly be transferred by Regionaal Bedrijventerrein Twente (RBT) to Union Investment, which acquired Ara Almelo
from Stellar Development.
