Career
Marc Rimmelzwaan entered the real estate sector during his studies through a traineeship with Jones Lang LaSalle (JLL) in Singapore. After returning to the Netherlands, he joined JLL in the Netherlands, where he became an associate at a young age and later assumed leadership of the Utrecht office as National Director. During this period, he worked closely with Eric Heijkoop and Gerard Lakeman. The decision to co-found 3stone with them was deliberate: to build an environment where partners carry full responsibility towards their clients, guided by their own standards and values.
Expertise
Marc advises corporate occupiers on strategic accommodation decisions. Providing clear direction and guiding clients through every phase of a process is central to his work. Many of these trajectories span multiple years, which demands expertise and patience. From early in his career, he has operated as the central point between stakeholders. His approach is characterised by forward thinking, attentive listening, and precise timing. He acts as the director of the process, creating the transparency needed to align parties and secure agreement.
Since 2025, alongside his role at 3stone, Marc has been responsible for the day-to-day leadership of Flexas.com, working closely with the company’s founder, Marcel de Groot, to further professionalise and strategically develop the platform.
Transactions
From the founding of 3stone, Marc has been closely involved in the accommodation strategy of Allen & Overy (now A&O Shearman). The fact that a top-tier law firm engaged a then young advisory firm was indicative of the position 3stone assumed from the outset. Over the years, 3stone has advised Allen & Overy on multiple occasions, including their relocation to Apollo House in Amsterdam.
His long-standing relationship with FrieslandCampina is equally illustrative. For more than a decade, he oversaw the real estate component of the merger between Friesland Foods and Campina — from headquarters strategy to the acquisition and disposal of various locations. In the Netherlands, FrieslandCampina deliberately chose to work exclusively with Marc and 3stone.
Marc & 3stone
For Marc, the strength of 3stone lies in its partnership model: five partners with distinct networks, capabilities, and perspectives. The combination of these profiles, and the direct involvement of partners in every mandate, provides the foundation for client trust. 3stone is a boutique firm operating at the top of the market, where clients sit at the table as they would in a family setting. Sincerity, integrity, and transparency are the constants in these long-term relationships.
