Logicor, a leading European owner and manager of logistics real estate in Europe, acquired a logistics development exceeding 23.500 sq.m in a turn-key agreement with area and real estate developer AM. The logistics warehouse meets high sustainability standards and will be built in Helmond, one of the major logistics hotspots in the Netherlands. Logicor will be responsible for leasing the new development.

Ronald van der Waals, Managing Director Northern Europe at Logicor, says: “This acquisition is a strategic expansion of our portfolio in a highly sought-after location in the Netherlands. The cooperation with AM in these early stages of developing the property means we are closely involved in the development process and gives us the flexibility to respond to changing demands and requirements of prospective customers, while capturing the positive market momentum in the leasing market.”

Jan Ruitenberg, Director real estate development at AM: “We are very pleased with the agreement with Logicor. For us, the choice of this high quality and sustainable logistics development confirms our vision to devise and realize a concept that is not only current, but also offers added value in the longer term.”

The logistics warehouse will be realised on a plot comprising almost 32.000 sqm located at Churchilllaan 202 and 204 in Helmond, one of the Netherlands’ top 3 logistics hotspots.

One of the main features of the modern development is its high sustainability standards resulting in a BREEAM-NL Excellent certificate for the property and an A+++ EPC-certificate for the applicable space in the building. The site is well-connected, with direct access to Highway A67 connecting east (Venlo) and West (Eindhoven) of the Netherlands.

Construction work is scheduled to start in January 2023 with an envisaged delivery in the second half of 2023.

Savills acted as technical advisor to Logicor and Loyens & Loeff provided legal support. 3Stone advised on the transaction on behalf of seller AM.

Logicor owns and manages an extensive network of well-located, high-quality distribution and last-mile assets across the Netherlands and Belgium managed from Logicor’s office in Amsterdam. In this geographical area, Logicor now has an approximately 840.000 sq.m network of assets either owned or under management.
